Loans will be subject to worse case pricing at the time of re-lock plus a relock fee of 25 bps along with all prior extension fees for locks expired less than or equal to 60 days. After 60 days, loans are permitted to re-lock at current market with no re-lock fee or prior extension fees.

·         Our unique Arc Elite QM programs with Non-QM features, up to $3.5 - 4.0  Million loan amount for better than Non-QM pricing. Can get up to $1 million net cash out to the borrower. Flyer is attached.

·         Asset Utilization. This income can be combined with other income to help with qualifying.

·         DSCR investment program that does not require Landlord history or employment income for qualifying. DSCR Ratios go as low as 0.75. IO program is available. IO payment can be used for DSCR ratio calculation. Many States which do not require an LO License.  

·         1 year tax returns available for self-employed borrower who has been in business for 2 years instead of Agency 5 years requirement.

·         Non-Warrantable Condo programs available.

·         Mixed-use properties allowed.

·         Jumbo ARM and IO programs are available.

·         Only one appraisal required for loan amount up to $2 million.
